I’m Emerson, founder of Immersion Properties. I grew up in slow southwestern Colorado and now call the Front Range home, shaped both by quiet mountain towns and lively city energy. When I’m not hosting, you’ll usually find me teaching yoga, snowboarding, or catching live music with the people I love.
I helped run a thriving STR management company in Bend, Oregon. That chapter gave me the operational discipline and instincts for guest care that now define Immersion Properties.
I am also a licensed Colorado real estate broker with Good Neighbor Realty. Most real estate agents don’t think like property managers, and most property managers aren’t licensed to help you buy. I sit at that intersection, helping Colorado investors find properties with genuine earning potential.
I’m Cailey, Immersion’s point person in Steamboat Springs and Routt County. When I’m not taking great care of properties, you’ll usually find me enjoying the outdoors, in the pottery studio, or seeing live music with friends.
I come from a hospitality background, where staying a step ahead is the whole job. That experience gave me the instincts I rely on every day: noticing small issues before they grow, checking in before anyone has to ask, and making sure guests feel looked after.

I chose the name Immersion because I believe the best work comes from being fully present & devotional. Immersion reflects how I engage with the things I care about with attention, intention, and presence.
